  • Will we have direct communication with the actual builder?

    Yes you will, this will include not only at the project start-up but also throughout the build including fortnightly sit meetings and direct contact through email and phone.

  • Will we be able to visit the site?

    You will be able to visit the site whenever you would like but, due to OHS you will need to be occupied by either the builder or our site manager. 

  • Will the house be maintained once completed?

    Yes we include a 3 month maintenance program where any items that arise during this period are noted and then at the end of the 3 months our maintenance manager will meet with you to go through these matters and establish a suitable time to rectify these if applicable. 

  • Are we able to make changes to the standard design and inclusions?

    Yes you can, whilst we provide a standard list of inclusions to establish a quotation, one of the benefits of using a custom home builder is that you are able to change these to suit your specific requirements and will be notified if there are any changes in price before we proceed.

  • Do you guarantee/warrant your work?

    Yes we do, you have the peace of mind that you are covered for any non-structural defects for 1 year and any structural defects should they occur, for 6 ½ years. You are also covered by the manufacturers warranties which can be anywhere from 2 years for toilets and 25 years for the termite barrier.

Questions To Ask Your Builder

  • What is your building contractor licence number?

    If the builder is a company they need a company builders licence and the company needs a supervising builders licence. This might not be the director of the .


  • What insurances do you have in place?

    Make sure the builder has public liability for at least $10,000,000. Construction insurance covers the cost of the building up until handover to the owners. This is when you need to take over insurance coverage.  

  • How much deposit do I need?

    Maximum deposit allowable by law is 5% and this will be in any home building contract. 

  • May I get a list of references from previous homes you have completed?

    Take the time to read through references and check them. Look for a builder who has established good relationships and an underlying trust with their clients. 



Also consider asking your builder these questions. 
  • Do you have a quality control policy?
  • Are you compliant with all occupational, health and safety requirements, and what systems do you have in place to be compliant with OHS?
  • Have they had any action taken against them by the QBCC?
  • Have they won any awards?
